General Details Casa Canoa

The Property: Unlike many village homes the property has clear title from ground to roof with no flying freeholds. The property has the additional advantage in that a studio has been created allowing for separate letting whilst not in any way affecting the main two-bedroom four-person house. Access is through a charming listed stone manor house and thence a minute courtyard. Casa Canoa Sopra is up a set of steps leading to a balcony. The house is arranged over two floors, has two large bedrooms (sleeps 4 one double and one twin), a full bathroom and a large kitchen/dining room. A bright and airy double aspect sitting room on the top floor has views to the wooded hills and the village of Ceserano. It would be possible to create a terrace at this level and draft plans have just been prepared. Below with a separate access from the courtyard is a spacious self-contained studio (sleeps 2 with fully sprung sofa bed) sleeping area, living area, kitchenette and separate shower room. Adjoining this is a dry cellar that offers the possibility to enlarge the studio or create an additional room and it is also possible to link the studio and house by internal staircase. At ground level the property benefits from a garage with narrow entrance, part of the manor house and a further wine cellar. All mains services are connected. The property has been sympathetically and extensively refurbished to retain the historic features yet provide modern comfortable accommodation. A particular feature of the property is the high ceilings. The works included re-roofing 2002 and subsequently installation of metal shutters gas fired central heating with new boiler, new kitchens some new sanitary ware. studio wiring etc.
